Serving Bridgend
Bridgend recorded a population of 49,404 at the 2021 census and sits on the M4 corridor roughly halfway between Cardiff and Swansea. The economy is in active industrial transition following the 2020 closure of Ford Bridgend engine plant, with INEOS Automotive now operating from the former Ford site building the Grenadier 4x4.
Principal employers are Princess of Wales Hospital under Cwm Taf Morgannwg UHB, Sony UK Technology Centre at Pencoed (the home of Raspberry Pi manufacturing and a flagship Japanese inward-investment site), INEOS Automotive, and Bridgend College. Commercial estate includes Bridgend Industrial Estate, Brackla Industrial Estate, Pencoed Technology Park and Waterton Industrial Estate.
The former Ford Bridgend site is the single biggest redevelopment asset in the region at roughly 81 acres. Master-planning continues through 2024 to 2026 with a mix of light-industrial and logistics end-uses envisaged. That pipeline produces exactly the rooftop scale that commercial solar targets.
Cultural landmarks include Ogmore Castle, Coity Castle and the Newcastle fortress above the town. Bridgend carries its own identity distinct from Cardiff and Swansea, reinforced by Llynfi Valley, Porthcawl coast and Ogmore Vale forming three separate sub-catchments each with their own commercial character.
For FLD, Bridgend is reachable within 35 minutes of our Morfa Industrial Estate base. We have delivered the premium residential case study here, a pair of luxury five-bedroom detached new-builds for a private developer with KNX home automation, Cat6a data and fire alarm to BS 5839 Grade D, at a combined value of approximately £65,000. The developer has since booked FLD for successor phases.
On commercial solar, a 400 kWp rooftop on a Waterton or Brackla industrial tenant generates 382,000 kWh per year at 955 kWh/kWp. With 70% self-consumption at 27p/kWh blended, first-year benefit is approximately £85,000 on capex near £330,000. Simple payback 3.9 years, post-tax payback 2.9 years under AIA.
Bridgend is a strategic commercial target for FLD. The combination of the INEOS anchor, Sony Pencoed, and the Ford site redevelopment creates an unusually concentrated commercial solar pipeline in a single postcode.
