Landlord EICRs
Under the Renting Homes (Wales) Act 2016 and the Fitness for Human Habitation (Wales) Regulations 2022 (mandatory since 1 December 2022), every Welsh rental on an occupation contract needs a valid EICR - at least five-yearly, or sooner if the report specifies - and the landlord must give the contract-holder a copy within 14 days of the occupation date, and within 14 days of the inspection for any re-test carried out after occupation. Miss either duty and the dwelling is treated as unfit for human habitation, even where the EICR itself was satisfactory.
