Domestic solar Tenby: SA70 holiday let economics, 1000 kWh/kWp yield and conservation planning

Tenby’s domestic solar market is split into two distinct populations: permanent residents in the walled town facing the same conservation planning complexity as Pembroke; and holiday let and second-home owners across SA70 who approach solar primarily as an investment in rental income, EPC compliance and operating cost reduction.

SA70 yield: the highest in the FLD coverage area

The PVGIS baseline for SA70 runs at 995 to 1,005 kWh/kWp — among the highest domestic solar yield figures in Wales and the highest in the FLD service area. The yield premium over a Swansea installation generates approximately 209 kWh more annually on a 4 kWp system — worth approximately £1,460 of additional cumulative value over 25 years at current tariffs.

Tenby walled town: the planning reality

The Tenby conservation area encompasses the walled town, North Beach approach streets and significant sections of the South Beach zone. Pembrokeshire County Council conservation officers assess solar against the town’s historic character. Listed building consent is required for listed properties. FLD confirms planning position for all walled town properties before committing to survey.

South Beach payback

The residential streets south of the walled town — South Beach Road, Heywood Lane, Penally village — carry 1920s to 1960s semi-detached and detached properties outside the strictest conservation designation.

A 4.5 kWp south-facing South Beach property at 1,000 kWh/kWp generates 4,500 kWh annually. For a retired couple with high daytime occupancy at 54% self-consumption, year-one benefit: approximately £965. On £7,800 installed cost, payback: 8.1 years — the best domestic payback in the FLD coverage area at current tariffs.

Holiday let economics

A Tenby holiday let trading at 32-week occupancy achieves self-consumption rates of 70% to 80% during letting periods — the summer generation peak aligning almost exactly with the summer occupancy peak. Battery storage improves economics further for letting properties with significant demand outside solar hours.

EPC ratings affect lettable value: SA70 owners with properties below EPC band C are advised to invest in solar before further Minimum Energy Efficiency Standards regulatory tightening.
