Domestic solar Porthcawl: CF36 bungalow stock, Rest Bay payback and coastal marine specification

Porthcawl’s domestic solar market benefits from one of the highest yield baselines in the FLD coverage area. The CF36 PVGIS baseline of 960 kWh/kWp reflects the peninsula position at the south-western tip of the Vale of Glamorgan, where Atlantic coastal exposure and the absence of inland valley shading combine to produce reliable high-output conditions.

Rest Bay and Newton: premium residential stock

Rest Bay and Newton carry detached bungalows and large semi-detached on open coastal plots with unobstructed southern horizon views over Swansea Bay and minimal inter-row shading. Bungalows at Rest Bay typically carry significant south-facing roof area — 5.5 kWp to 7 kWp arrays are often viable.

At 962 kWh/kWp, a 6 kWp south-facing bungalow installation generates 5,772 kWh annually. For a retired couple with high daytime occupancy at 55% self-consumption, year-one benefit: approximately £1,150. On £9,800 installed cost, payback: 8.5 years. Adding a 10 kWh battery raises year-one benefit to approximately £1,380 and combined payback on £17,200 to 12.5 years.

Atlantic coastal specification

Properties within 500 metres of the coastline at Rest Bay receive marine-grade stainless steel mounting fixings, IP66 or higher inverter enclosures, and marine-specification cable connectors. FLD includes this specification in all coastal CF36 quotations without surcharge.

Conservation area: Porthcawl town seafront

The Porthcawl town centre seafront is within the conservation area covered in FLD’s first Porthcawl guide in the context of hospitality solar. The same in-roof integrated specification applies to residential properties in the CF36 conservation zone. FLD recommends pre-application consultation with Bridgend County Borough Council’s planning department before proceeding to survey.

Holiday let economics

A Porthcawl holiday let with 36-week summer occupancy achieves self-consumption rates of 65% to 75% during the letting season — significantly better than a year-round low-occupancy permanent residence. Combined with 0% VAT on residential solar, holiday let owners in CF36 have one of the most compelling domestic solar investment cases in Wales.
