Sketty’s commercial profile is dominated by two distinct property types: the healthcare and university buildings clustered around Singleton Hospital and Swansea University’s Singleton campus, and the suburban office corridors along Sketty Road and Vivian Road that house professional services, GP surgeries and small business premises.

Both property types share a characteristic well-suited to solar: predominantly weekday 08:30 to 18:00 occupancy with high daytime electricity demand aligned with the solar generation window. Self-consumption rates of 65% to 78% are typical for office and healthcare premises in SA2 — among the higher rates achievable in suburban commercial settings.

Singleton Hospital: the public sector opportunity

Singleton Hospital is operated by Swansea Bay University Health Board under the NHS Wales estate. Large flat-roof ward blocks and support buildings from the 1960s to 1990s construction phases carry roof areas suitable for 100 kWp to 300 kWp arrays. Salix Wales interest-free loan financing is available to NHS bodies — eliminating the conventional capital payback calculation for Swansea Bay UHB estate investments.

SA2 office premises: the private sector case

The office and professional services premises along Sketty Road and the Uplands fringe of SA2 are typically owner-occupied or long-leasehold, making the AIA capital expensing argument directly relevant. A GP surgery, dental practice or professional services firm occupying its own premises can access 100% first-year tax relief on a solar installation under the Annual Investment Allowance.

A 30 kWp installation on a GP surgery with high daytime occupancy and air handling electricity demand, at 70% self-consumption, generates year-one benefit of approximately £5,800 on £27,000 installed cost — simple payback 4.7 years, post-tax payback 3.5 years. For a qualifying business on standard business electricity at 28p/kWh, the case is straightforward.

OZEV workplace EV charging for SA2 employers

SA2 employers — Swansea University departments, hospital ancillary services, professional services firms — qualify for the OZEV Workplace Charging Scheme (£350 per socket, up to 40 sockets). For a 15-space car park at a professional services office, OZEV funding of £5,250 covers approximately 40% to 55% of a 7kW Type 2 installation, with the remainder qualifying for AIA tax relief.

Pairing workplace EV chargers with rooftop solar directs surplus midday generation to vehicle charging at an effective cost of 4p to 6p/kWh rather than the 28p to 30p grid import rate. For a small SA2 office with 5 EV drivers charging 3 times per week at 10 kWh per session, solar-powered charging avoids approximately £375 per year of grid import cost.

NGED connection for SA2 installations

SA2 is NGED territory. G98 notification covers all domestic and small commercial installations below 3.68 kW per phase — straightforward for residential properties and small commercial premises. Larger commercial installations above 3.68 kWp require G99 Type A approval (10 to 14 weeks at NGED in 2026). FLD manages the NGED process for all SA2 commercial proposals above the G98 threshold.

Domestic solar in SA2

Sketty’s detached and semi-detached suburban housing stock carries excellent solar potential. Large south or south-west facing roof pitches on 1930s to 1960s detached properties produce system sizes of 5 kWp to 8 kWp. At 950 kWh/kWp annual yield, a 6 kWp south-facing Sketty property generates 5,700 kWh annually. For a professional household with high weekday commuting and weekend home occupancy, year-one benefit: approximately £1,020. On £9,600 installed cost, payback: 9.4 years.

Battery storage is particularly effective for Sketty households with EVs — the evening and overnight EV charging demand matches the discharge profile of a well-sized 10 kWh battery.
