Domestic solar Neath: SA10 and SA11 terrace and semi-detached payback guide

The SA10 and SA11 postcodes cover Neath town and the Vale of Neath running north from Resolven through Glynneath. The yield baseline sits at 950 to 955 kWh/kWp. The domestic market is predominantly Victorian and Edwardian terrace in the town centre, with interwar semi-detached at Cimla and Skewen.

Town-centre terraces and SolarEdge

Neath town centre terraces face the standard South Wales inter-row shading geometry. In a standard string-inverter installation, a single shaded panel limits the output of every panel in its string. SolarEdge panel-level optimisation removes that constraint.

In Neath’s town-centre terrace stock, SolarEdge typically recovers 10% to 15% of annual generation compared with string inverter baseline — worth approximately £107 to £160 per year on a 4 kWp system at 28p/kWh. FLD specifies SolarEdge as the default for all SA10 and SA11 terrace properties.

Cimla: the semi-detached opportunity

The Cimla estate north of Neath is predominantly 1930s and post-war semi-detached with roof pitches well-suited to solar. A 4.5 kWp south-facing Cimla semi generates approximately 4,298 kWh annually at 955 kWh/kWp. At 40% self-consumption, year-one benefit: approximately £800. On £7,800 installed cost, simple payback: 9.75 years.

Battery storage

A 7.5 kWh battery paired with a 4 kWp Neath installation adds approximately £220 to £265 of annual value above the solar-only case. Combined solar-plus-battery payback for a complete new installation runs at 9.5 to 11 years.

Skewen coastal fringe

Skewen, at the southern boundary of SA10 where the Vale opens onto the Neath estuary, carries a slightly higher yield of 960 kWh/kWp and includes 1960s and 1970s estate properties with shallow-pitched roofs generally suitable for frame-mounted panels.

Vale of Neath villages

Properties in Resolven and Glynneath (SA11, northern SA10) sit deeper in the valley. PVGIS figures here run at 940 to 945 kWh/kWp. FLD uses site-specific shading assessments for Vale of Neath properties rather than applying postcode averages.
